It is an unconditioned, non-habitable accessory structure with no heating, plumbing, or electrical service. ***** SCOPE OF WORK: ----- EXTERIOR ALTERATIONS ------ - Construct a new screened cat enclosure on the existing rooftop wood deck, in two connected sections. (1) Main enclosure: approximately 14 ft wide by 11 ft deep, with a single-slope roof approximately 9 ft tall at the high side sloping to approximately 8 ft at the low side for drainage. (2) Connecting walkway section: an enclosed extension approximately 3 ft wide by 4 ft long plus two existing steps, linking the lower walkway to the main enclosure. Wall framing is western red cedar studs at 16 in. on center with 4x4 cedar corner posts; roof framing is 2x6 cedar at 16 in. on center. Both sections are roofed with corrugated galvanized steel panels screwed to the framing at 16 in. on center and enclosed with 14-gauge black PVC-coated welded wire mesh, 1 in. x 1 in. openings, with an exterior insect screen. One human-access door with corrosion-resistant hardware and a positive-latching mechanism is provided. Attachment and structural support: The enclosure's primary load path is into the existing deck framing. Wall bottom plates are anchored with lag bolts into the existing deck joists, or into solid blocking added between joists, providing both gravity support and uplift resistance, with fasteners landing on framing members rather than on decking boards alone. New framing is additionally secured to the existing deck railing through the balusters as a supplemental lateral tie to resist racking. On the residence side, the enclosure wall is ledger-attached to the existing house framing; the ledger is flashed with Z-flashing installed over the ledger and lapped behind the wall covering, and all penetrations are sealed to prevent water intrusion. No modification to the existing rooftop deck structure beyond the fasteners required to attach the enclosure. ******* Rev 9.
