    There is a 12‘ x 27 1/2‘ Flagstone Terrace on the side of our house, supported by a concrete slab on a stone foundation. We will install sixteen 6“ x 6“ 10 foot posts around the perimeter of the terrace to support beams constructed out of three 2“ x 12“ pieces of lumber. Two of these beams will be parallel to the house, one attached to ledger boards attached to the structure of the house, and four of these beams will be perpendicular to the house. The two inner perpendicular beams will be attached to the parallel beams, using joist hangers. Ceiling joists made out of 2“ x 8“ lumber will run parallel to the house spanning across the 9 foot gaps between each of the four perpendicular beams. Tapered roof joists made out of 2“ x 6“ lumber will rest on these ceiling joists and will slant the roof toward its two outer corners. The roof will be covered in EPDM. A 3 foot solid wall will be constructed around the perimeter of the porch with the exception of a screen door at the front of the porch leading out onto the lawn. A prefab wood-burning fireplace will be installed on a platform supported on one edge by the stone Terrace and on the other by posts that are supported by concrete pylons in the ground. The chimney chase to surround the metal chimney will be constructed of two by fours and will be 18 1/2 feet tall. The porch will be finished with rot resistant materials, such as Hardie board, in the style of the house trim and will be finished in the gray trim color of the house. We will install five (5) electrical outlets around the inner perimeter of the porch, twelve (12) recessed lights in the ceiling of the porch, and three (3) ceiling fans in the ceiling of the porch. As per plans as per code. Screened side porch.
